"Passive income" is the most over-promised concept in personal finance. Most "passive" income streams require significant upfront investment — of money, time, or both. This guide covers the legitimate ones, ranked by starting capital required and realistic income.

Tier 1: Capital-based passive income (money works for you)

1. High-yield savings accounts (HYSA)

In 2026, top HYSAs offer 4.2–4.8% APY after the Fed rate cycle. On $20,000: $840–$960/year with zero risk. Not exciting, but genuinely passive.

2. I-Bonds (Treasury)

Inflation-indexed bonds from TreasuryDirect.gov. $10,000/year purchase limit per person. In high-inflation years, I-Bonds beat every bank product. In low-inflation years, they're average. Zero default risk.

3. Dividend index funds

VYM (Vanguard High Dividend Yield ETF) and SCHD (Schwab US Dividend Equity ETF) pay 3–4% annual dividends. On $50,000 invested: $1,500–$2,000/year in dividends, plus capital appreciation. The actual passive income of the upper middle class.

4. REITs (Real Estate Investment Trusts)

Own real estate without being a landlord. REITs are required to pay 90% of taxable income as dividends. Average REIT dividend yield: 3.5–5%. More volatile than bonds, more income than savings accounts.
